Jaynic have developed high quality warehousing and industrial schemes across West Suffolk and beyond in the County. As part of this we recognise the importance of ensuring that the schemes are landscape led and protect and enhance the natural environment by provide significant landscaping which mitigates visual impact from the development as well as a biodiversity net gain on site.
Landscaping: A landscaping scheme will support the planning application will provide extensive landscaping buffering across the site. Jaynic understands that the most sensitive area of the site lies south of Bury Road (A143) and it is our intention to plant semi mature landscaping to ensure that the mitigation is established from the outset.
Energy: All buildings will be designed to ensure high levels of sustainability and low operational energy use. Key features include; Low-carbon building design, EV charging points across the site, measures to minimise the overall carbon footprint of the development
Water: A comprehensive approach to water management will be adopted, including; sustainable drainage systems (SuDS) to manage surface water naturally and promotion of grey water harvesting to reduce potable water demand.
Transport: The development will encourage sustainable travel choices by; improving connectivity for walking and cycling, enhancing public transport access and reducing reliance on car-borne movements through travel plans and better infrastructure
Waste: Waste will be minimised at every stage of the project; during the construction phase with responsible material use and recycling, and when it’s up and running with on site strategies to reduce waste generation and promote reuse and recycling.

- A comprehensive landscape strategy with buffer widths was established in the Masterplan, ensuring space for nature
- The buildings proposed will be required to achieve BREEAM excellent for sustainability including incorporating solar panels

More than 30% of the site is dedicated to green infrastructure, creating a landscape-led development that delivers significant environmental, ecological, and visual benefits. The framework landscape includes extensive woodland planting, native hedgerows, species-rich grasslands, wetland features, and tree-lined streets, establishing a high-quality setting for future development while enhancing biodiversity and strengthening connections with the surrounding countryside.
A comprehensive network of 5–10m wide landscape buffers will surround the development plots, incorporating native trees, hedgerows, and scrub planting to soften views of the development and provide wildlife corridors. In response to the site's landscape context, these buffers have been strategically widened along key boundaries, particularly to the north, where additional planting will provide enhanced screening and help integrate the development into the wider landscape.
Existing hedgerows and mature trees will be retained and integrated wherever possible, complemented by significant areas of new woodland and scrub habitat around the site's northern and southern boundaries. New wetland attenuation basins at the junction of Bury Road and Summer Road will combine sustainable drainage with habitat creation, featuring wet meadow planting, willow scrub, and native trees. Together with the wider framework landscape, these features will deliver long-term environmental benefits, strengthen the site's green infrastructure network, and create a distinctive landscape setting for future development.
As the landscape matures, it will evolve into a rich mosaic of woodland, scrub, meadow, and wetland that support pollinators, birds, and other wildlife while providing an attractive, healthy, and sustainable setting for businesses, employees, and visitors alike. The coordinated landscape framework ensures that new development will be integrated sensitively within its rural setting, delivering long-term visual, ecological and environmental benefits as the landscape establishes and matures.
