The site lies east of Stanton and south of Hepworth, positioned directly on the A143 between Bury St Edmunds and Diss. This area provides excellent access to the wider road network and strong connections across the Eastern region.

As a former RAF airfield, the land is largely level with only gentle undulations across the site. Its open character and proximity to the A143 make it well suited for modern employment development.

West Suffolk Council has identified this location for many years as a key employment site capable of delivering significant new job opportunities for the local area. Its scale and accessibility mean it will play an important role in supporting economic growth across West Suffolk.

Extensive landscape buffering is proposed to ensure the development sits comfortably within its surroundings. This planting strategy will help mitigate visual impacts on nearby communities, while also enhancing the overall character of the site.
