Jaynic are bringing forward proposals to redevelop Shepherds Grove Industrial Estate located to the east of Stanton village and south of Hepworth village.

The forthcoming application will be made in hybrid format. This will include a full planning application for the A143 roundabout and spine road infrastructure throughout the site, as well as associated landscaping.  The development parcels will be submitted in outline format with the finer details coming forward in phases with reserved matters applications.

The brownfield site is allocated in the recently adopted West Suffolk Local Plan (2025) under Employment Policy AP41 which allocates the land for redevelopment of a range of uses including:

  • Offices
  • Research and development
  • Light industrial
  • General industrial
  • Storage and distribution

It is Jaynic’s intention to apply for outline permission on Plots A, B and C, for Offices, General Industrial and Storage and Distribution and for General Industrial, Storage and Distribution with ancillary office use on the larger two plots known as Plot D and Plot E.

As set out in the Masterplan, Plots A, B and C will have a maximum building height of 12m, Plot D will have a maximum building height of 16m and Plot E will have a maximum building height of 20m. The Parameter Plan on the left sets out the building heights across the site.

 

It is intended that the three smaller plots which front the A143 could be used to support a diverse range of businesses, from established employers to innovative startups.
